The real estate investment trust is seeking a buyer for its last L.A. property, a 243,000-square-foot Class A office property at 800 Corporate Pointe in Culver City. The asking price is roughly $150 million, sources told The Real Deal.

Kevin Shannon and his team at Newmark Grubb Knight Frank are marketing the property, which is 98 percent leased by tenants including Ares Management and Thomson Reuters.

If Vornado gets its asking price, the deal would pencil out to about $617 a square foot, far exceeding the $317 a square foot Olive Hill Group paid in May when it acquired 200-300 Corporate Pointe for $65.5 million.

Culver City, however, is a lot cheaper than its Westside counterparts. Sources told TRD the offering for 800 Corporate Pointe compares the relative basis in the area to Playa Vista, which has seen trades for higher than $700 a square foot. Last year, Vornado sold another of its Westside buildings, at 520 Broadway in comparably pricey Santa Monica, to Tishman Speyer for $805 a square foot.

The 800 Corporate offering touts the fact that 22 percent of the property is occupied by tenants with leases expiring in 2018, giving the buyer the opportunity to raise rents that are 18 percent below market rate, sources said.

They were all the rage then the scourge of the housing boom and bust. Now they re back, big time: Home mortgages that require tiny or zero-down payments from buyers.

Several major lenders are offering 1 percent down payment loans, and now a large national mortgage company has gone all the way, requiring absolutely nothing down. Movement Mortgage, a top 10 retail home lender, has just introduced a financing option that provides eligible first-time buyers with a non-repayable grant of up to 3 percent. This allows applicants to qualify for a 97 percent loan-to-value ratio conventional mortgage essentially zero from the buyers, 3 percent from Movement.

To illustrate: On a $300,000 home purchase, a borrower could invest nothing from her or his personal funds, while Movement contributes $9,000 from its resources. The loan terms also permit seller contributions toward the buyers closing costs to help swing the deal. Duke Walker, branch manager for Movement for the Washington D.C. area, told me that although the program is brand new, it s already going great guns.

Movement is hardly the only player in this arena. Navy Federal, the country s biggest credit union, has offered members zero-down mortgages for years in amounts up to $1 million. NASA Federal Credit Union also markets nothing-down mortgages. Where did you grow up? I started out in the Bronx. I was born on Pelham off the Grand Concourse. A lot of the people in New York City whose husbands and fathers went to World War II were moved into the Bronx. We lived in a Quonset hut first, a round kind of metal structure put out as temporary housing by the government. I had no idea how poor we were. When I was eight or nine, my parents moved us to North Merrick on Long Island when my dad got a decent job as a salesman in an electronics store. He eventually opened his own store down on Washington Street, which wasn’t what it is today.

What were you like as a kid? I was a caretaker of my two younger sisters. That was my job. I was a good student — not a great student — but I loved business. When I got a little older, I worked for my dad in another store he had on 46th Street.

How did you like the retail business? I was 15 and already merchandising the store and arguing with him over what we should be buying. There was a brand called Lady Manhattan with these shirts that were real popular — everyone wanted colorful ones, and he was only buying white. But in those times, if you were a girl graduating from high school, you were expected to be a nurse or a teacher. You couldn’t do anything else.

Did you go to college? Yes, to Ithaca College. I had decided to become a physical therapist. Then I got up there and realized it was too much science. My brain doesn’t think that way, so I became a social studies teacher. I got a job in Yonkers. In those days, they didn’t have the facilities for kids who needed full-time care to go to school, so I would go to the homes of those who couldn’t make it to school and teach them. The city promised a one-acre park — dubbed Willoughby Square Park — back in 2004 as part of the rezoning of Downtown Brooklyn. Roughly a decade later, the city tapped Long Island–based American Development Group to build 上海贵族宝贝交流区 上海贵族宝贝论坛the park and a 700-car parking garage. But now, the Economic Development Corporation is saying that the developer doesn t seem to have the necessary funds for the project and is mulling replacing American Development Group, Crain s reported.

City Council member Stephen Levin said he wouldn t have supported the demolition of apartment buildings on the site if he knew that the project was going to take this long.
